Abstract:Based on literature review and theoretical model,this paper builds profit model and welfare model of rural residential land circulation from the perspective of two-sided market and analyzes choices of circulation pattern of rural residential land and construction factors.The result shows that in the current rural residential land patterns,circulation pattern of rural residential land dominated by government can maximize social welfare;trade body scale,management fees of platform,transaction prices of rural residential land and related fees are the main factors that affect the construction of the circulation market of rural residential land.Therefore,this paper proposes several suggestions on how to construct the circulation market of rural residential land:the current circulation pattern of rural residential land dominated by the government should be strengthened to implement the circulation patterns of rural residential land of the whole village or the entire group as a unit;various circulation forms of service platforms of rural residential land should be fostered and established,and multilateral cooperation of rural residential land market should be constructed to achieve a win-win situation in the course of circulation; the government should adjust strategy of the market price to improve the management of the circulation of the market to manifest the market assets of residential land property and to protect the property rights of farmers,to promote the rural residential land circulation,the intensive and efficient use and finally to integrate urban and rural development.
